What are measurement services?

A home measurement service is just what it sounds like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and often essential when disputing property taxes or selling a property.

How does a home measurement service work?

During a measurement or floorplan service, an appraiser measures the home with a measuring tool — either a tape measure or laser measuring device. As they tour the property, they mark the layout of the rooms and other features, like stairs, patios, and pantries. They may draw a rough sketch of the property. Then, the appraiser creates a report and detailed sketch showing the total living area of the home and the overall layout. The final product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When do I need a floorplan service?

Real estate taxes

Tax records frequently reflect incorrect area of a property because the values can come from many sources, and occasionally go unproven — meaning you may be paying for more space than you own! Unless an appraiser has recently performed a valuation on your property (after any renovation that may have affected square footage), you'll need one to perform a home measurement service before contesting what you're taxed. An appraiser verifies the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your property is worth.

Selling a property

A floorplan service can ensure that you're paid fair market value for your home. Area is one of the biggest elements potential buyers consider when purchasing a house — but since square footage values are often estimated rather than accurately measured, your property listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the price of the property as well as the number of potential buyers. The only sure method of using an accurate GLA when listing your home or property is to reference a recent appraisal or home measurement service completed by a certified appraiser (after any updating that may have affected square footage).

Information for real estate professionals

To make sure that your client's property sells at a price that correctly reflects true market value, we suggest requesting a home measurement of the property. Clients, and especially potential buyers, will be grateful for your attention to detail, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be an excellent marketing tactic for getting potential buyers interested because they can view the layout and characteristics of the home before and after touring.
